Originally built in 1994, this classic New England colonial was forever changed by a devastating fire in the summer of 2024. Severe heat and smoke damage ultimately rendered the home a total loss. Rather than viewing the event solely as an ending, the homeowners chose to see it as a rare opportunity for renewal—one that would allow the home to be completely reimagined from the ground up.


Under the creative direction of AG&Co, and brought to life by Kempton Construction LLC, the residence was thoughtfully redesigned to include seven bedrooms, six bathrooms and an 800-square-foot addition. This new wing introduced refined yet functional spaces, including his-and-her dressing rooms and a first-floor in-law suite featuring a fully ADA-compliant bathroom—designed to feel both gracious and seamlessly integrated into the home.

The entire structure was taken down to the studs, allowing for a comprehensive rebuild that prioritized modern efficiency, comfort, and longevity. All mechanical systems were replaced and upgraded, including a new 400-amp electrical service, complete rewiring throughout, and an advanced heating and cooling strategy. A high-efficiency Viessman boiler paired with four two-stage Unico smart air handlers works in concert with four Bosch SEER 20 heat pumps to deliver quiet, even comfort year-round. New high-velocity ducting, all-new plumbing, and closed-cell insulation—supplemented with Roxul Safe’n’Sound between floors—ensure both energy efficiency and acoustic privacy. A brand new seven-bedroom septic system was also installed to match the home’s impressive new stature.


Architectural details were treated with equal care. New Marvin Ultimate windows and French doors flood the interiors with natural light, while blue board and plaster walls lend a timeless, softly textured finish. Throughout the home, new 3¼-inch maple flooring finished with a subtle whitewash provides warmth and continuity. TruStile doors, custom trim packages—including tailored casing, baseboard, and elegant crown molding—add depth and craftsmanship to every room.


The color palette was curated using Farrow & Ball and Benjamin Moore paints, layered with custom wallpapers in the dining room, bathrooms, front foyer, and first-floor office—each selection adding character without overpowering the architecture. Lighting was approached as both function and art: recessed fixtures provide balance and clarity, while sculptural sconces, pendants, and chandeliers punctuate spaces with drama and intention. Plumbing fixtures were carefully selected to complement their surroundings, reinforcing a cohesive design language throughout.


Custom cabinetry plays a starring role in the home, blending rich walnut finishes with refined painted elements. Bespoke millwork fabricated by Sartini Wood works was designed/installed for the kitchen, butler’s pantry, bar, game room kitchen, primary suite bathroom, and vanities across four additional bathrooms. The kitchen and butler’s pantry, in particular, are a true testament to the home chef and entertainer—spaces that radiate warmth, generosity, and an almost magnetic invitation to linger. Anchoring the kitchen is a professional-grade appliance suite, including a 48-inch Blue Star range with a matching custom hood, a 48-inch Sub-Zero refrigerator, a Miele dishwasher, and discreet drawer-style microwave and dishwasher tray.

Designed equally for everyday living and gathering, the dining room and living spaces offer effortless flow and countless opportunities for connection—rooms clearly intended for long dinners, unhurried conversations, and shared moments.

The lower level completes the home’s transformation into a fully realized retreat. It features a billiards area, a 12-seat custom home theater with a 120-inch screen and seven-channel surround sound, and a card area with a dedicated kitchen—creating an entertainment destination that feels elevated yet welcoming.

What emerged from loss is a home defined by intention, resilience, and beauty. This Sudbury colonial is no longer simply a rebuild—it is a carefully layered story of craftsmanship and collaboration, where modern performance meets timeless design. Every decision, from systems hidden behind the walls to finishes touched daily, reflects a desire to create not just a house, but a place that feels deeply lived-in, restorative, and enduring.
