This stately 1902 Colonial Revival in Brookline, designed by architect H.W. Rantoul, underwent a transformative garden-level renovation—one that blends modern performance with timeless craftsmanship.
The project began with a complete overhaul of the home’s infrastructure. All electrical, fire alarm, plumbing, gas, and water systems were replaced. A new stormwater management network features seven dry wells tied into the municipal drain and protected by a back-flow valve ensuring long-term protection from heavy weather.
The garden level was carefully excavated and lowered by 22 inches to achieve a ceiling height of 8’2”. New steel beams and 4” lally columns reinforce the structure, while a new concrete slab incorporates a full perimeter drain, sump pump, and radiant floor heating powered by a Viessmann boiler with dedicated circulators. Walls were coated with waterproof shot-crete, creating a foundation built for longevity.
Mechanical and electrical systems received a full modernization. Two Unico smart-control air handlers with variable blowers, paired with Bosch SEER 20 heat pumps deliver efficient heating and cooling comfort for the entire home. The electrical system was upgraded to a 400-amp service with dual main panels and a sub-panel, supporting the home’s expanded function and future capacity.
The reimagined garden level now houses a primary suite with a ¾ bath, a full kitchen, dining area, and living room—each space designed to feel open, warm, and connected. On the south side of the floor plan welcomes a wood shop, laundry station, and mechanical room. Custom millwork and cabinetry enhance every detail, anchored by a handcrafted 2¼” Sapele front door built by our in-house team—thank you, Dan.
Outside, the transformation continues with a custom IPE deck and pergola, designed with watertight storage below. The new deck provides a serene outdoor retreat overlooking the landscaped grounds—an ideal spot to unwind or enjoy the seasons.
